Stage an empty house with furniture and decor
Staging an empty house means showing where furniture could sit. Furniture and decor are the whole scope: a sofa, chairs, a bed, a rug, a lamp, a desk. Paint, flooring, repairs, new cabinets, and moved walls are a different project. Leave those out of the photo request.
Physical staging puts those pieces in the house, so a buyer sees them at the showing and in the photos. Virtual staging draws the pieces into the photograph only. The furniture is not in the house when someone walks through. Keep the empty original of every photo you stage, and compare windows, doors, flooring, and ceiling height before you publish.
How to stage an empty house on a budget
Stage two or three rooms, then stop.
- Pick two or three rooms. The living room explains the main floor. The primary bedroom explains where a bed can go. A third room is worth doing only when its use is unclear, such as a room that could be a bedroom or a study.
- Shoot the empty room first. Level the camera, use the main lens, turn the lights on, and open the blinds. Stand in a corner so two walls and the floor are in frame. The photo guide covers framing.
- Match the furniture to the room. A bedroom gets a bed and a path to the closet. A living room gets seating and a table. Do not put a sofa in a bedroom, or a bed in the kitchen.
- Name what stays. In the request, say “Add a bed along the left wall, a desk under the window, and a small rug. Keep the walls, windows, doors, flooring, and closet.” The prompt guide has more examples that keep the room intact.
- Compare, then stop. If a window moved or the room grew, regenerate with fewer pieces. Two useful images are enough. Do not stage closets, the laundry, or every angle of the same room.
The bedroom photos below are one empty bedroom and the same room after furniture was added: a bed, a desk, a chair, and a rug. The window and the closet door stay put. It is a narrow room, so the bed and the desk share one wall. A wider bedroom on the same plan would use the same order of work, with the bed sized to that floor.
Physical staging costs and virtual staging costs
These are different purchases. A staging service rents furniture, moves it in, and takes it out. A virtual image changes the photograph.
The median dollar value spent when using a staging service was $1,500, compared to $500 when the sellers’ agent personally staged the home (2025 Profile of Home Staging, National Association of REALTORS®, read Nov 4, 2026). NAR invited a random sample of members in February 2025 and received 1,266 usable responses. The report does not publish a separate median for vacant homes, so these two figures are not an empty-house quote.
RenderVibe’s published prices, also checked 2026-11-04, are for images. A standard single image costs one credit. The Starter pack is US$4 for 5 credits, the Listing pack is US$19 for 30 credits, and the Studio pack is US$49 for 100 credits. Pack credits do not expire. Agent is $19 USD/month for 40 credits; Studio monthly is $49 USD/month for 120 credits. Monthly plans renew until canceled, and unused monthly credits expire at the end of the billing period. Cancel anytime. Checkout shows tax. See RenderVibe pricing and the staging cost guide.

The living room below shows a sofa, two chairs, a coffee table, and a rug added to a photo that also includes the kitchen run. It is a staged result, shown on its own.
Which rooms to furnish first
Furnish the living room, then the primary bedroom. Those are the rooms a buyer uses to judge how the empty house lives. Dining rooms come next if the photo has no table and the room’s use is easy to miss. Leave kitchens and bathrooms as plain photos unless the shot is so bare that the fixtures are hard to see. Do not add a dining set in front of a stove, and do not add a sofa to a kitchen.
If the listing will be live from November through January, pair this order with the winter vacant listing staging checklist: short daylight, snow on the walk, and no holiday decor in the photos. That checklist does not give a market forecast. Neither does this page.
Photograph the empty rooms before you add anything
The empty photo is the record of the house. Shoot it before rented furniture arrives, and keep that file even if you only stage virtually. Put it in the same folder as the staged file so you can compare them later.
Walk the frame before you shoot. Pull bins, cords, and leftover furniture pieces out of the room. One warm bulb next to a cool one turns a white wall two colours. Match the bulbs, clean the glass, and shoot in the middle of the day if the season is dark. Exterior snow stays in the exterior photo. Changing the weather in a picture shows a yard the buyer will not see.
What it costs

Credit packs are one-time purchases and pack credits do not expire, which suits an agent staging a few empty listings at a time. The Listing pack is $19 USD for 30 credits. If you stage photos every week, Agent is $19 USD/month for 40 credits. Cancel anytime. A standard single image costs one credit, and each request shows its credit charge before it runs. Failed generations return their credits. Prices above were checked 2026-11-04 on RenderVibe pricing.
Can I stage an empty house without renting furniture?
Yes, if what you need is the listing photo. Virtual staging adds furniture and decor to the photograph. It does not put furniture in the house for the showing. If buyers will walk through and you want the rooms furnished in person, that is a physical staging job, with the rental, delivery, and pickup that come with it.
How do I stage an empty house when only two rooms need furniture?
Stage the living room and the primary bedroom. Use one photo of each, with furniture that matches that room. Leave the rest of the house as empty photos. The small-bedroom staging example shows the same kind of narrow bedroom as the pair above.
Does a staged photo replace the empty original?
No. Keep the empty original. The staged file is a picture of furniture that may not be in the house. Compare the two before you publish, and regenerate if a window, a door, or the flooring changed.
